• 30 minutes for a walkthrough (maybe longer based on the size of the property)
• Arrive 15 minutes after the showing take place

Take the pressure off of the home selling process by building in some quality time with your kids.

Go watch a movie, visit the shopping mall, check out a book at the public library, ride some rides at the amusement park, or walk the trails at the local park in your area to pass the time and make the process fun.

If you have infants, you may want to spend this time visiting family or friends in the area for a few hours.

When we have clients that are moving out of the area, we suggest that they visit all of the landmarks, museums, and attractions that make the area unique while they’re away from the house during showings and open houses. Treat the home selling process as a trigger to knock off items in your local bucket list.

Set Up Showing Delays

Now that everything is set and ready for the open house, it is essential to ask your agent for heads up at least two hours or more notice before showing the property.

The two-hour margin will give you enough time to complete a quick cleaning and to do a final inspection to make sure everything is show ready. So that you don’t feel pressured, review your pre-showing list to use your time efficiently.

Make sure the home is always clean and presentable before leaving the house for an extended period. This little habit will make sure you’re able to take advantage of any showing request that takes place while you’re away from the property.

Relax, Breathe, Enjoy

You did it.

The house is looking great. Everything looks perfect.

Don’t worry about lego pieces left on the floor by your kids. The buyers looking at the property will understand that people live here.

Cut yourself some slack.

There will be times when you can’t do everything on your list.
