Questions to Ask When Looking For a Home in Kingstowne

Here’s the scenario. You’ve finally found a home of your dreams it looks perfect from the updated kitchen with large island and double oven to the luxurious master bathroom with soaking tub and his and her vanity, this feels like the one.

However, home buying is not something to enter into lightly, there’s more into it than just looks. Before making a decision there are a few less exciting things to consider. If you take the time now to evaluate these few key items it can save you a lot of money and heartache in the future.

Luckily, we created this list of what to look for beyond the cosmetics of a house.

Does Every Window Open?

Windows allow light into the house but they are also there for safety. Windows should allow for an easy escape in case of an emergency. You want a home with functioning windows that open and close with functioning locks.

How’s the thermal seal? That will affect the energy efficiency. If the windows look cloudy or if you notice condensation between the panes that may be a sign of a problem.

If you decide to proceed with placing an offer on a house with these issues make sure to point them out to your home inspector.

How Old Is The Roof?

Roof replacement is costly. So, knowing the age of the roof will give you an idea of how long you can expect the roof to last. Most roofs last anywhere from 20-25 years. Be sure to ask if the sellers know when the roof was last replaced.

According to the 2015 Remodeling Impact Report from the National Association of Realtors®, the cost of an asphalt roof replacement is about $7, 600.

Do You See Any Signs Of Pest?

Imagine finding your dream home, and then finding out that there is an infestation of termites, Carpenter ants or other pests.

The good thing is, the past infestation is dealt with by the previous owner. However, that doesn’t mean the little buggers have is eliminated entirely.

Ask the seller for more information about it. Look at the moist area of the property and soft rotting wood that attracts insects.

Be proactive. The treatment around 2,500 square feet home is about $1,700 to $3,200.

After exterminating an infestation, wooden framing, sheathing or siding becomes rotten, and it will cost you hundred thousand dollars.

What Condition Is the Flooring In?

Are the wood floors in good condition? Do you notice any cracks or dents? Are there any areas that show excessive wear? Hardwood floors can last 25 years but they may need to be refinished.

If there’s carpet have you identified what’s under it? When was it installed? Did the sellers have it cleaned regularly?

How’s Traffic?

Think about the commute to work, what is traffic like on a typical weekday morning.  Is the house in close proximity to creature comforts like shopping and supermarkets?

Is There Documentation on Warranties?

Ask the previous homeowner to provide documentation of warranties and appliance manuals.

This can help you determine the age of the equipment, and give you an idea on when they may need to be replaced.

It will also help you decide whether you need to get a home warranty or not.

How’s the Parking?

Make sure that the driveway and garage accommodate your vehicles.

Is there enough guest parking for when you entertain.  If not, is there ample street parking?

What are Monthly Utility Costs?

Utility bills depend on your family size and usage. Calling the utility companies ahead of time will you set up a monthly budget. Be sure to ask the average cost and the peak months.

You can also ask which utilities you’ll need to pay. It’s either gas, electric or a combination. It may help to upgrade to energy-efficient appliances when it’s time for replacements.
